The ambitious vision and recent efforts to transform Las Vegas into “Hollywood 2.0” dovetail with developer Landon Miller's equally exciting mission to accommodate an expected influx of affluent homebuyers.
“I think there's a big opportunity for Las Vegas,” Miller said. “I think the movie industry and the sports industry are going to bring a lot of wealthy people to the area.”
With the approval of the Mark Wahlberg-backed $1.8 billion Sony Film Studios and the University of Las Vegas' (UNLV) plans for a 34-acre film studio complex southwest of Harry Reid Research and Technology Park, Las Vegas may be on its way to becoming a movie mecca.
Miller, owner of Landon Miller Homes and a real estate agent with Huntington & Ellis, plans to build a string of ultra-luxury homes in communities across the Valley, targeting the emerging elite.
Miller's first venture is located at 6 Clearview Nord Court in the upscale Olympia Ridge Estates neighborhood in the Southern Highlands. Due for completion next year, the 9,521-square-foot, three-story mansion is a testament to the exclusivity and luxury Miller seeks to offer his special clientele. Although it's not yet on the market, Miller plans to list it for sale for an estimated $22.9 million.
“It's the first home to be built here (Olympia Ridge Estates),” Miller said, “and it has great views all the way from Lone Mountain to the Raiders' practice facility.”
What sets Miller's homes apart is their architectural style: the Southern California native draws inspiration from a mix of design from his hometown and ideas from unique homes around the world.
“I'm always looking at homes and taking certain things from those properties and incorporating them into my designs,” Miller says. “I'm always pushing the envelope of architecture.”
Partnering with Punch Architecture, the home captures California chic and soft contemporary design with clean lines, light colors, premium finishes and unique features.
“We wanted to create something different,” Miller says, “something that hadn't been seen before in Las Vegas. We think there's room for evolution in architecture and to change the way homes are lived in and looked at.”
Named after Miller's 15-month-old son, Banx Estate features six en-suite bedrooms, including a private master bedroom with a 600-square-foot balcony. The sleek design incorporates eight bathrooms, a multimedia room with a wet bar, an elevator, a 750-bottle temperature-controlled wine cellar, an executive office and a gym.
The striking interior features cement stucco walls, floor-to-ceiling windows, hidden vents and wide French oak floors. A floating staircase with glass banister serves as a dynamic centerpiece. Oversized pocket doors seamlessly connect the indoor and outdoor living spaces.
“The finishes are detailed and the craftsmanship throughout the home is superb,” Miller says. “It has everything a wealthy person could want in a home.”
The main floor floor plan has a great room feel, combining the kitchen, dining, wine cellar and family room into one spacious space.
Germany-based family-owned business Bulthaup designed and built the property's sleek, contemporary chef's kitchen, and renderings of the space show a spacious center island with Taj Mahal quartzite waterfall counter, bar seating, flat-panel light grain wood cabinet doors and integrated appliances.
The main suite on the upper floor is surrounded by glass walls and opens onto a large balcony with views of the surrounding area. In the corner of the central area is a circular bathtub, luxuriously fitted out with double vanities, shower and toilet.
Outdoor amenities include a negative-edge pool with pool bath, cold-water plunge, spa, covered patio, outdoor kitchen and Zen retreat area. Miller plans to install a unique rock sculpture that blends water and fire to create a visually stunning feature outside the main floor family room.
The luxurious home features an eight-car underground garage beneath the grounds and a daytime garage on the main level, with a bridge connecting the daytime garage to the home's glass entrance.
A second home is planned two doors down in Olympia Ridge Estates. He plans to start designing that property in the coming months and expects it to be priced at $16 million to $18 million. Future homes for sale will start in the $15 million-plus price range.
“We're creating a market for these homes,” Miller said, “and Huntington & Ellis has been very supportive. They're helping me promote this housing.”
Miller moved to the area from California and founded the company five years ago.
He has developed five smaller communities, mostly in the northwest part of town, and plans to create one or two more smaller communities each year in addition to the ultra-luxury homes.
