We helped them buy with a 60 per cent loan-to-value (LTV) from day one and provided 100 per cent of the renovation costs for a total loan of £380,000. The client transformed this dilapidated building into a luxury four-bedroom, three-bathroom detached home with a current market value of £850,000.
We were contacted by a local developer looking to acquire a vacant former children's nursery in Radcliffe, Manchester. Our client plans to convert the property into apartments for a local housing provider. PMJ will fund the purchase and cover 100% of the works costs. The Gross Development Value (GDV) is £920,000, with an LTV of 58% and an LTGDV of 56%. The client's PMJ-funded scheme, 'The Rock', has been shortlisted for the 2024 Housing Design Awards.

Frighteningly, some reports have shown that real estate debt funds have gone as high as 11.2%. We don't know about other companies, but default means failure to repay over an agreed extended period, and in all cases 100% of principal and interest has been recovered without forcing the seizure of secured assets.
